No, you don't have to be present for a service technician to perform work. You can give us permission to enter when you submit a maintenance request.
Call our 24/7 after hours emergency number, and a staff member will assist you.
You're allowed to put normal screw-sized holes in your walls without penalty.

We will gladly accept and sign for packages for you. Packages can be picked up in the leasing office during normal
business hours, or via the Luxer Packaging Room
Our fitness center is open 24/7
We have a large 1,700 sq. ft. fitness center with weight racks, free weights, workout machines, peloton bike, tread mill, rowing machine, etc.
Our building quiet hours are 10:00 PM to 7:00 AM. There are no fees for using communal spaces.

The application approval process is quick, but may vary. Generally we can approve applicants within 24 hours.
Move-In Costs
Application Fee: $62 per person over 18
Cleaning Fee: 10% of 1-months rent
Security Deposit: $300.00 OAC ($99 holding deposit applies towards security deposit once lease starts. Refundable upon move out or if denied only)

We use our online resident portal, Henri, to process payments. You can pay by Credit Card (3.15% fee) or ACH from your checking account ($2.49 fee). Alternately, you can use your bank’s bill pay service.

We will set up your utilities for you when you move in, and you will pay them directly each month.
Google Fiber, Century Link, Xfinity, or Astound
We offer current residents a referral credit when they refer their friends.
We’re glad you have you and want to show your home off! We’re happy to issue a guest set of keys for up to 7 days at a time
You will need to pay another security deposit to the new community
Use of your apartment as an AirBNB or Subletting is strictly prohibited.
The lease break fee is equal to 2-months rent

Yes, we are a few blocks away from major bus lines and the monorail at Seattle Center
We are across the street from Olympic Sculpture Park, Myrtle Edwards Park, and Pier 70. The Seattle Center and Pike Place Market are only a 10-15 minute walk away!
Seattle Public Schools
We are 0.6 miles away from Regrade Dog Park, but most residents take their dogs across the street to Myrtle Edwards Park

Residents shop at nearby Pike Place Market or Westlake Center
Cherry Street Coffee House is a quick 0.2 mile walk
